Buying a home without an inspection is taking a risk that isn’t worth the potential long-term consequences. When you find the home that you want, don’t be fooled into thinking that there are no flaws with the property. It is important to remember that the property has been staged and cleaned up to accentuate the positive features, but there might be problems lurking in the walls.

Home inspections are essential before you close on the deal. As a buyer, you have the opportunity to bring in an independent contractor who offers professional inspection services. This inspection could uncover issues with the roof, electrical system, plumbing, and more. The goal is to identify defects or repairs that are needed. Then, you can build these unexpected costs into the negotiations.

Checklist: Inspections Before Buying a Home

Talk to your real estate agent for a list of inspections that should be conducted in your area. These are some of the most common inspections that you might consider:

General Home Inspection: This inspection is an overall look at the major features and systems in the home. But, a general inspection doesn’t cover a few important details, which is why you should bring in specialists in addition to the generalist.

Termite Inspection: One of the most common issues in the area is with wood-destroying pests, such as termites. A pest control expert can identify signs of an infestation and help you determine the extent of the damage.  This inspection will typically be required by a lender and paid for by the seller.

Pool: If you are buying a pool, it may be worth the time, effort, and expense of having a pool contractor look at the condition of the pool and equipment.  You don’t want a costly surprise of finding out that the pool needs to be resurfaced or that the pool equipment doesn’t work properly right after you move in to your new home.

Water, Plumbing, and Sewer: Plumbing tests can determine issues with the pipes and the flow of water and waste in and out of your home. If problems are suspected, then diagnostics can be done to identify the issue and determine the cost of repairs.
